for new additions or improvements and unforeseen major building repairs to the physical plant of the James Island Presbyterian Church, or its successors. Such net income shall not be used to effect repairs which are routine maintenance, such as roof repair or equipment replacement, except it may be used, at the direction of the Session, for up to one-half (1/2) the cost of new equipment. In the event, however, of an unforeseen catastrophe from fire, hurricane or other natural cause, the Session may use all of the net income on a one-time basis. In no event shall this Fund be used for the funding of any program of any type.
